An Offer Letter/Proposal is a preliminary document shared with the society. Outlining the proposed unit plans and carpet area offered by the Developer against the existing occupied area of the apartment, transit rent, corpus, amenities, construction period, etc.
On receipt of BMC Concession, the developer will initiate the plans for redevelopment and apply for IOD (Intimation of Disapproval) from MCGM (Municipal Corporation of Greater Mumbai). On successful issuance of IOD, the developer will first receive the permit to begin the construction and has to comply with all the conditions of IOD.
Once the society premises are vacated with each existing tenant comfortably relocated to their temporary accommodations, the developer initiates the demolition of the old structure. Once, the CC (Commencement Certificate) is issued, the developer can begin the construction of the new building.
After receiving the full CC (Commencement Certificate), the developer will implement and register the agreement for PAA (Permanent Alternate Accommodation) and Sale Agreement with each tenant / purchaser. The Registered Agreement serves as the legal document binding both the flat owner and developer to the redevelopment agreement.
OC (Occupation Certificate) is the last legal document required before a property can be termed complete. The said OC is issued by the MCGM (Municipal Corporation of Greater Mumbai).
At this stage, your dream home is just a few formalities away. On issuance of the OC (Occupation Certificate), the developer issues the Possession Letter along with the Physical Possession to all the members.
As the Possession (Possession Letter along with the Physical Possession) is handed over by the developer, the society committee is formed within 6 months. The developer will transfer all the original and new documents to the newly appointed office bearers of the redeveloped society.
